Hard Money Financing + Wholesaler Partnerships

You Find the Deal. We Help with the Financing.

You already help investors find properties. Connect those investors with our financing team, and create a new stream of income for yourself that will pay out for years to come.

Lock down a reliable financing partner so you know that your investors are serious as soon as they make an offer. Don't wait until the day of closing, only to get the 'My financing fell through' text

Registration starts an intro call and a discussion of referral terms. Have a deal now? Send it for review—no registration needed.

Referral compensation requires confirmed eligibility and an approved agreement. Financing is subject to lender underwriting and approval.

  • Another Earning Opportunity

An eligible financing introduction can create referral income alongside your assignment fee. Program terms are still being finalized and apply only under an approved written agreement, which also decides whether future loans from investors you introduce are covered.

  • Financing Clarity Earlier

Understand the financing path, information still needed, and conditions or concerns identified during the initial review.

Your buyer says financing is handled. Then closing approaches—and suddenly it isn’t.

Bringing us in early gives you time to deal with conditions and obstacles before closing is close.

What an Initial Review Covers

  • Program fit

Whether the scenario appears to fit available financing programs.

  • Information needed

What additional property or investor information is needed.

  • Conditions and obstacles

Conditions and potential obstacles identified at that stage.

  • Next steps

The next steps toward lender review.

This is initial feedback, not a final lender approval. Approval, terms, and funding are decided by the lender after underwriting, and we cannot guarantee an outcome or a closing.

Your buyer relationship matters.

We coordinate introductions with you and follow the contact preference you select.

  • Agreed introductions

Choose on the buyer form whether we contact you first, wait for your introduction, or send information you can share. We coordinate with you before reaching out to your buyer.

  • Transparent next steps

We tell you what is needed next and what the lender is reviewing.

  • Confidentiality

Deal and buyer details you share are used to evaluate and coordinate financing for that scenario.

How Your Introduction Is Credited

On the intro call, we agree on how your investor introductions are recorded and how eligible repeat loans are handled. Your written agreement sets the attribution and compensation terms.

How It Works

  1. Register

Share your name, phone, and email. Everything else is optional.

  2. Intro call and referral terms

We talk through your market and buyers, how introductions are credited, and whether and how a referral arrangement applies. Terms are agreed before any paid referral.

  3. Introduce buyers and deals

Send buyers and deals using the contact preference you choose. The lender underwrites and funds approved loans, and qualifying compensation is handled under your agreement.

Submitting a form starts a conversation. It is not a loan approval, a referral agreement, or a payment commitment.

Financing Your Investors Can Use

  • Fix & Flip / Rehab

Financing for eligible residential investment acquisitions and renovation projects.

  • Acquisition / Bridge

Short-term financing for eligible acquisitions, transitional holds, and investment-property refinance scenarios.

  • DSCR Rental

Long-term purchase and refinance options for qualifying rental properties, generally evaluated primarily using rental cash flow.

  • Construction

Financing for qualifying residential investment construction projects, subject to builder experience and project eligibility.

Investment financing through a nationwide lender network.

Renovation and construction funds may be released through lender-approved draws. Investor cash, closing costs, and reserves may still be required. Availability varies by lender, state, property, borrower, and program.

Frequently Asked Questions

Can I earn an assignment fee and a financing referral fee on the same deal?

It can be possible when each arrangement is separately permitted. An assignment fee comes from the property transaction. A financing referral fee comes only from a separately approved referral agreement. Neither an assignment nor a funded loan creates an automatic right to a referral fee.

Can I receive referral fees on my investor’s future loans?

That is decided in an approved written agreement before any paid referral. We are speaking with prospective referral partners now, and program terms are not final. An agreement would set the amounts, what triggers payment, payment timing, how long an introduction stays attributed to you, and who is eligible. Eligibility depends on applicable law, licensing, and lender requirements.

How is my investor introduction credited to me?

On the intro call, we agree on how your investor introductions are recorded and how eligible repeat loans are handled. Your written agreement sets the attribution and compensation terms. Registering or sending a deal does not by itself create attribution or a right to compensation.

What financing feedback will I receive, and when?

After we review the scenario through our lender relationships, we tell you whether it appears to fit available programs, what information is still needed, and which conditions or potential obstacles we see. This is initial feedback, not a lender approval. Timing depends on how complete the information is, and we do not publish a fixed turnaround.

Will you contact my buyer without coordinating with me?

No. We follow the introduction preference you choose on the form: contact you first, wait for your introduction, or send information you can share. Buyer contact is coordinated with you and handled with appropriate consent and confidentiality.

What happens after I register?

We contact you to schedule an intro call about your market, your buyers, and referral terms. Registering does not approve a partnership, create a compensation agreement, or commit either side to anything.

Can I submit a deal before registering?

Yes. Use the deal review form. No registration, login, or scheduled call is needed.

Do I have to originate or negotiate the loan?

No. A referral partner’s role is an approved introduction. Quoting terms, taking applications, negotiating, and arranging the loan are handled by authorized professionals.

Which projects can you help finance?

Eligible residential investment acquisitions, renovations, rental purchases and refinances, and qualifying construction. Business-purpose investment property only, not owner-occupied homes. Availability varies by lender, state, property, borrower, and program.

Can assignment or double-close deals be financed?

The structure needs review. Tell us whether the deal is a contract assignment, a double close, or a direct purchase. We do not promise transactional or double-close funding, and financing of an assignment fee should not be assumed.
