How a Scenario Review Works

  1. Send the scenario

Share the property state, financing type, and timing. Add details if you have them.

  2. We review options

We look at appropriate programs through our lender network.

  3. Coordinate the introduction

We follow the introduction preference you choose for your client.

  4. Lender underwriting

The lender reviews the loan. Approval and closing are not guaranteed.

Review a Client's Financing Scenario

Send the basics and we'll review financing options. No registration or scheduled call required. This is a scenario review request, not a loan application.

Required

Share only details you're authorized to share. Do not include a buyer's Social Security number, date of birth, or financial account information.

Selecting a state records the scenario. It does not confirm program availability.

This is your requested timing, not a funding commitment.

Referral Partnerships

Real estate agents may ask us about compensation eligibility for financing introductions. Any arrangement depends on applicable law, your brokerage's policies, licensing, lender requirements, and an approved agreement. A real estate license alone does not establish eligibility for a mortgage referral payment.

Frequently Asked Questions

Do you have investors looking for properties?

Yes. We have an established network of cash-buyer investors who regularly purchase properties through real estate agents. We can help explore a buyer match for difficult properties and properties that need a prompt offer. We cannot guarantee buyer interest, an offer, or a closing.

What properties can I submit for buyer review?

Properties that are difficult to sell, need work, or where a prompt cash offer would help. Start with the property state and whatever else you know; the other details are optional. Buyer interest depends on the property, its location, price, and condition.

How does the 4% commission opportunity work?

The 4% is a real estate transaction commission opportunity for you, offered under agreed transaction terms. It is separate from any mortgage financing referral compensation. We discuss the transaction structure and your commission terms with you before moving forward, and nothing is promised until those terms are agreed.

What happens after I submit?

We contact you, discuss the property and the transaction terms, and explore investor interest. Any introduction to the seller or the property is coordinated through you. Submitting is not a listing agreement and does not guarantee a buyer, an offer, or a closing.

What kinds of client purchases can you help finance?

Eligible residential investment acquisitions, renovation projects, rental purchases and refinances, and qualifying construction. Business-purpose investment property only, not owner-occupied homes.

Can you review a property that may not fit a traditional mortgage?

Yes, send the scenario. Investment financing is evaluated differently from traditional mortgages, and eligibility depends on the property, the borrower, and the lender's program.

How do I get a scenario reviewed?

Use the client financing scenario form. No registration, login, or scheduled call is needed.

Where are programs available?

We work through a nationwide lender network. Whether a specific program is available depends on the lender, state, property, borrower, and program, and every loan is subject to underwriting and approval.

Will you contact my client directly?

We follow the introduction preference you choose on the form: contact you first, wait for your introduction, or send information you can share. Client contact is coordinated with you and handled with appropriate consent and confidentiality.

Can real estate agents receive referral compensation?

Possibly, under an approved arrangement. Eligibility depends on applicable state law, your license and brokerage requirements, lender requirements, and the terms of an approved agreement. A real estate license or a business-purpose loan does not by itself make a referral payment permissible, and we confirm eligibility before any paid referral.

Are renovation costs covered?

Eligible renovation costs may be financed and are typically released through lender-approved draws. Investor cash, closing costs, and reserves may still be required.

What rental financing is available?

Long-term DSCR financing for qualifying rental purchases and refinances, generally evaluated primarily on the property's rental cash flow. Cash-out refinances and financing for multiple rental properties or portfolios may be possible depending on the scenario and are reviewed case by case.

Do you finance construction?

Financing may be available for qualifying residential investment construction, subject to builder experience and project eligibility. Funds are typically released through lender-approved draws. Refinancing a qualifying project that is already partly built is a specialized review. Permits and local approvals remain the borrower's responsibility.
